# Terms of Service

These terms cover your use of Bhumiraj Estates. By creating an account or
listing a property you agree to them.

## Using the marketplace

You may browse listings without an account. Saving a property, messaging an
agent, booking a viewing or listing a property requires an account, and you are
responsible for activity that happens under it.

Keep your sign-in details private. We will never ask you for your password or a
one-time code.

## Listing a property

You may only list a property you own or are authorised to sell or let, and you
must be able to produce the ownership documents on request.

Listings are published only after our team has verified them. We may decline or
remove a listing we cannot verify, or one that misrepresents the property.

## Fees

The listing fee is shown before you pay. Payment is verified manually against
the receipt you upload, and the listing continues once that check passes.

Enquiring, saving a property and requesting a viewing are free.

## Agents

Every published property is represented by one agent appointed by Bhumiraj
Estates. They handle the viewing, the negotiation and the transfer.

## What we are not

We are a marketplace, not a party to your transaction. We do not hold deposits
or purchase funds, and we do not act as your legal or financial adviser.

Treat any request for payment outside the platform as fraudulent, and report it
through [support](https://bhumirajestates.com.np/support).

## Ending your account

You can request deletion from your account settings. Deletion runs after a
grace period, during which you can cancel it. We may suspend an account that
breaks these terms.

## Changes

We may update these terms. Material changes are marked by the revision date at
the top of this page.
